The place:
Lympstone: pretty and remarkably unspoilt village between low red-stone cliffs beside the Exe estuary (sailing boats, windsurfers). Harbour, estuary shingle beach, church, several pubs and shops, railway; stunning views. Exmouth (sandy beaches), 3 miles; Exeter, 8; two good golf courses within 4 miles. South West Coast Path from Lympstone to Exmouth (walk/cycle).

The property:

... in the same narrow cobbled lane (as G109) in Lympstone, a cosy, 'upside down' cottage with small balcony overlooking the estuary. Very comfortable living/dining/fitted kitchen (dishwasher, microwave, freezer, gas hob, electric oven), ceiling to the apex, which takes up the whole of the first floor, with wooden floors in the kitchen and dining areas. The living area has exposed stone wall, CD player and, at one end, glazed door leading to the small balcony (table/chairs) which has wonderful views across the estuary to Powderham Castle and Starcross. Downstairs (stairgate), two bedrooms - double with en suite shower-room (power-shower, suite) and another double with en suite bathroom (suite plus hand-shower). Under the stairs, a washer-drier. TV/DVD/video.

Public car park, about 400 yards away. A good comfortable base, cosy all year round, and convenient for those who want to leave the car at home.
