The place:
Ashprington: pretty village with good food pubs, straddling Bow Creek, a tributary of the river Dart. Totnes (very attractive old town on the Dart), 4 miles. Dartmouth (town) and golf, 8 miles.

The property:

… a mile from Ashprington in hilly, wooded farmland, a superb detached converted barn with magnificent views down to and over a completely unspoilt, building-free stretch of the navigable river Dart (½ mile walk). Off private drive: ½ mile to public road. Good walks, pubs/restaurants and very good marsh-birdwatching (an osprey seen). Visitable vineyard, 1 mile. Totnes (attractive old town on the river Dart, boat trips to Dartmouth), 2 miles. The sea at Paignton, 8 miles; Dartmouth (town), 12.

This is a marvellous place for activity or peace. Outdoor heated swimming pool (30’ x 15’ x 3’9" deep, available 24 May to 13 September) a short walk away; croquet lawn; hard tennis court; trampoline; rope swings with tyres, sandpit, 10 acre farm (woods with badgers/foxes) which you are welcome to wander. River fishing. Riding stables and good golf course, both 5 miles. Loads of space.

The owners try to make your holiday special, and succeed, as repeat bookings show. Happy, easy-going atmosphere.

The barn is on its own, some 250 yards from the owners’ house and the pool and croquet lawn; hard tennis court, 50 yards. It has ten bedrooms and ten bathrooms: a place to bring your children and their friends, and your friends and their children, and let the children do their own thing while you do yours (like, maybe, simply sitting on the broad terrace/patio with large picnic table and double barbecue in front and enjoying the stunning view or on the terraced lawn (sun loungers) behind. Play area with swings, slide and 12’ trampoline.

It is two-storey but split-level, so ground-level entrance (sliding glazed double doors - safety glass) both sides. Light rooms; light decoration. On lower floor, huge kitchen/dining room (approx. 30’ x 15’ with dishwasher, microwave, fridge-freezer, freezer, two larder fridges) in the centre; to the sides, two twin bedrooms - one with en suite bathroom (suite plus bath-shower) and the other with shower-room (wet-room suite) across the hall - three double - two with en suite bathroom (suite plus bath-shower) - and single with bathroom (suite plus bath-shower) en suite, and another shower-room. On upper floor (stairgates), huge (approx. 27’ x 15’) living room (woodburner, TV/Sky/DVD/video) and, to either side, a double bedroom, two twin bedrooms, a single bedroom, and separate bathroom - all bedrooms have en suite bathrooms (suites plus bath-showers), apart from one twin that has a washbasin - and own excellent games room (table tennis, pool, TV) with particularly good view to the river, and its own loo/washbasin. Also on ground floor, utility/drying/laundry room (sink, washing machine, tumble drier).

This is an extremely good, warm place for short breaks/weekends in the autumn/winter/spring too: for birdwatching, artists, golfers or family gatherings/celebrations. The games room can be used for conferences. Spring water. Extremely good local caterers available. Damages Deposit £150.
