Washbourne: hamlet in narrow wooded lanes, about 1½ miles from Tuckenhay. Harbertonford (shop, pub, garage), 2½ miles. Totnes, 5 miles; the sea at Blackpool Sands, 5. Dittisham, 5½. Dartmouth (town), 7. Dartmouth Golf and Country Club, 2½. Family leisure park (animals, children’s activities), 3.

The property:

... on a quiet lane in Washbourne, a sweet semi-detached granite cottage. To the back, an enclosed lawned sun-all-day garden with patio area (tables/chairs) with lovely views across open fields.

From the lane, door to hall and roomy L-shaped open-plan living/dining room (TV/DVD, iPod dock) with granite fireplace (woodburner), wood floors, exposed roof timbers and French windows to garden. Country-style fitted kitchen (dishwasher, microwave) with stable doors to patio. Stairs (stairgate) up to two pretty bedrooms with good country views – a double (footboard), and a single (4’ bed with footboard, limited clothes-hanging space); bathroom (suite plus bath-shower); and a little room/children’s den (ideal cot room, no clothes-hanging space) with rocking horse, from which stairs up to attic bedroom with two low single beds (limited head height), dormer window and low, narrow door to en suite bathroom (suite). Garage (for one small car) with washing machine and freezer. Off-road private parking, 20 yards. A delightful little country cottage, fashionably furnished.
